One Scottsdale Is Down To Its Final Acres Of Buildable Land
One Scottsdale Is Down To Its Final Acres
A major chapter in North Scottsdale's development story is approaching its final stages. One Scottsdale, the $1 billion master-planned community at Scottsdale Road and Loop 101, has approximately 19 acres of land remaining for development. After more than two decades of planning and construction, the available space is getting smaller.
Welcome back to LUXE BLOG. We've followed this corridor for years, and the latest news gives us plenty to discuss. New luxury condominiums are being planned, a boutique Marriott hotel is underway, and additional restaurants could soon join the community. Meanwhile, the surrounding area continues to attract significant investment from major developers and employers.
Quick Points
- One Scottsdale spans approximately 126 acres.
- Only about 19 acres remain for development.
- Belgravia Group is planning approximately 100 additional condos.
- A 157-room Marriott hotel is underway.
- New restaurants and apartments are in the pipeline.
- Scottsdale approved another 350 for-sale residences in June.
Just 19 Acres Left
Think about how much this property has changed since the original development plans were introduced more than 20 years ago.
What started as a large stretch of mostly undeveloped desert has gradually become a substantial mixed-use destination. Today? One Scottsdale includes luxury residences, operating businesses, healthcare facilities, hospitality, and commercial buildings.
According to an October 27, 2026, Phoenix Business Journal report, developers estimate that approximately 19 acres remain available for development within the 126-acre master plan. That's only about 15% of the total property.
Already established within One Scottsdale are:
- Portico luxury condominiums
- One North Scottsdale Apartments
- Avion on Legacy Apartments
- Exalt Health rehabilitation facility
- Ilume Innovation Center
- Home2 Suites by Hilton
- Panera Bread and Qdoba Mexican Eats
Several additional developments are under construction or moving through the planning process.
One important distinction concerns the master plan's zoning. On June 9, 2026, Scottsdale City Council approved an amendment allowing 350 additional for-sale residences while reducing previously planned commercial space.
The City of Scottsdale's official case record confirms that approval under case 20-ZN-2002#5.
The zoning amendment covers a 27-acre planning area. That figure should not be confused with the approximately 19 acres currently reported as remaining for development. One is the area affected by a planning amendment; the other is an estimate of land still awaiting development.
There's another interesting detail. Earlier October reporting identified approximately 13 acres along Scottsdale Road as remaining available for prospective uses. That narrower description and the broader 19-acre estimate do not necessarily measure the same parcels.
Either way, the larger picture is becoming clear. One Scottsdale is substantially built out, and developers are deciding how the remaining pieces will fit together.

Belgravia's Next Chapter
One of the highlights of One Scottsdale has been the arrival of Belgravia Group, the respected Chicago-based developer with more than 75 years of experience in residential development. Scottsdale needed them.
Belgravia's contribution to the community deserves attention. Its projects have helped establish One Scottsdale as an increasingly recognizable address for luxury condominium ownership.
The company's first local success was Portico Luxury Condos, a beautiful collection of 112 residences across nine five-story buildings. Portico sold out in 2024, demonstrating considerable interest in this style of condominium living.
Belgravia followed with Atavia Luxury Condos, an elegant residential development featuring 88 residences in four-story buildings.
Atavia has its own architectural identity, with private entrances, attached garages, generous floor plans, and thoughtfully designed amenities. Its clubhouse takes inspiration from Frank Lloyd Wright's Taliesin West.
Recent developer reporting indicates that approximately 65% of Atavia's residences have been sold.
Now comes another exciting addition.
Belgravia is planning approximately 100 new luxury condominiums across two seven-story buildings. The unnamed development would be situated between Atavia and the Ilume Innovation Center.
Here's what has been reported:
- Approximately 100 additional residences
- Two proposed seven-story buildings
- A more urban architectural direction
- Location near Atavia and Ilume
- Potential groundbreaking in late 2027
The new buildings would introduce a different residential style compared with Belgravia's existing developments. Specific designs, layouts, and pricing have not yet been announced, and the proposal still needs to progress through Scottsdale's review process.
It's encouraging to see an established developer continuing to invest in this part of Scottsdale. Those who want to become familiar with the company's broader portfolio can visit the official Belgravia Group website.
For One Scottsdale, the additional residences represent another meaningful step toward completing the master plan.
Hotels & Dining Are Coming
Residential development has generated much of the attention around One Scottsdale, but the hospitality plans are becoming particularly interesting.
The Dowe, a 157-room hotel affiliated with Marriott's Tribute Portfolio, has received construction approval. Developed by Anish Hotels Group, the five-story boutique property is planned for approximately 1.74 acres near the southern portion of One Scottsdale.
The developer reported an October 26, 2026, groundbreaking, with construction expected to take approximately 18 to 20 months.
Plans include an upscale guest experience with several noteworthy features:
- Resort-style swimming pool
- On-site restaurant and bar
- Specialty beverage service
- Library and boardroom space
- Custom furnishings and guest accommodations
For a mixed-use district that continues adding residences and businesses, another hospitality option makes sense.
And then there's the restaurant news.
Belgravia Group is proposing two dining establishments near the Ilume Innovation Center. One would introduce a contemporary Greek restaurant concept associated with the Chicago market, occupying approximately 5,000 square feet.
The second would be a smaller European-inspired café specializing in breakfast and coffee, with approximately 2,500 square feet of space.
Neither restaurant has been publicly identified by name. Construction could begin during the first half of 2027, subject to approvals and development schedules.
These additions could help give the southern portion of One Scottsdale a more established dining scene. Residents and visitors would have additional options within the development itself, rather than relying entirely on surrounding commercial districts.
And DMB Associates, the master developer, continues evaluating additional retail and hospitality opportunities for the remaining parcels.
More Housing Is Taking Shape
The residential pipeline goes considerably further than Belgravia's next condominium project.
Another developer, Talos Holdings, has submitted plans for a proposed apartment community called The One@101 near Legacy Boulevard.
The project would occupy approximately 5.7 acres and include residential amenities and structured parking.
The application was submitted in October 2026, but approval remained pending at the time of the latest reporting.
Meanwhile, MAA One Scottsdale is a 280-unit apartment community already under development near the Portico condominium complex.
According to Mid-America Apartment Communities' 2025 annual financial filing, the project carried an estimated development budget of approximately $135 million and a targeted completion in the third quarter of 2028.
Additional condominium ownership opportunities may also emerge under the zoning amendment approved earlier this year.
Here's the distinction worth understanding:
- Belgravia's new condos: Approximately 100 residences in two proposed buildings.
- MAA One Scottsdale: 280 apartment residences under development.
- The One@101: A separate apartment proposal awaiting permit approval.
- DMB's approved zoning amendment: Capacity for 350 additional for-sale residences.
These are separate development announcements and planning figures. Their final unit counts and possible overlap within the broader master plan should be established through project-specific approvals, rather than simply adding every reported number together.
The larger pattern is significant. One Scottsdale continues shifting toward a greater residential presence, supported by restaurants, hospitality, medical uses, and employment space.
This is an important change from earlier visions that allocated considerably more land to commercial development.

The Surrounding Corridor Is Booming
To understand why developers keep investing in One Scottsdale, it helps to look outside the master plan's boundaries.
We've written extensively about the Scottsdale Road and Loop 101 corridor. The amount of investment taking place within a relatively concentrated area has made this one of the most interesting development stories in Greater Phoenix.
Start directly across Scottsdale Road.
The Arizona Cardinals are constructing their new performance center and business headquarters at Paradise Ridge, within the City of Phoenix.
The NFL franchise's facility will occupy approximately 30 acres of a much larger 217-acre property. The team has targeted a 2028 opening.
According to the Arizona Cardinals' official project announcement, the development includes indoor and outdoor practice facilities alongside new business operations space.
Dignity Health has also announced plans for a medical campus within the surrounding Paradise Ridge development.
That's a considerable amount of new activity directly across from One Scottsdale.
To the east, Cavasson continues evolving as a major mixed-use employment and residential district. The master plan has attracted significant commercial investment and additional housing development.
South of Loop 101, another major project deserves attention.
Optima McDowell Mountain is taking shape just across the freeway from the One Scottsdale area. The approximately $1 billion residential development is separate from One Scottsdale and is planned to include six eight-story buildings at full buildout.
Its distinctive architecture, extensive landscaping, and substantial residential component will introduce another major condominium and apartment destination to the corridor.
Farther east near Hayden Road, Axon has plans for a new corporate headquarters campus. The project has gone through a complicated zoning and legal process, with major approvals secured, although development timing remains an important consideration.
And the investment story continues westward into North Phoenix.
Near Mayo Clinic, Discovery Oasis is planned as a 120-acre biotechnology and research district, incorporating opportunities for medical innovation near the existing hospital and ASU's Health Futures Center. This is a separate project farther west, south of Loop 101, rather than part of One Scottsdale.
We sometimes refer to the broader concentration of corporate headquarters along this corridor as Headquarters Alley. It's a Williams Luxury Homes nickname, not an official municipal district.
The name makes sense when you look at the employers and investments coming together across northeast Phoenix and North Scottsdale.
What's particularly interesting is how much of this development is occurring across municipal boundaries. Scottsdale, Phoenix, and their respective planning processes are shaping different pieces of a connected regional economy. We've also covered how Phoenix and Scottsdale differ, including the importance of understanding exactly where one city ends and the other begins.
For people following the Scottsdale real estate market, understanding those distinctions provides useful context when evaluating individual properties and future development.

What Happens To The Remaining Land?
With approximately 19 acres reportedly remaining, One Scottsdale is entering an important period.
DMB Associates continues pursuing opportunities involving additional restaurants, hospitality, office space, and residential development. Some projects have identifiable developers and defined plans. Others remain potential uses rather than confirmed construction commitments.
The next phase will depend on several factors.
- Which remaining parcels receive final development approval?
- What additional restaurant operators will be announced?
- How will Belgravia's proposed seven-story buildings progress?
- Which commercial projects secure tenants?
- When will the remaining residential projects move forward?
- How will future construction affect surrounding properties?
There is also the question of how One Scottsdale's changing development mix will influence the larger neighborhood.
The approved reduction in commercial space and addition of residential capacity indicate that the original master plan has continued adapting to current development priorities.
But zoning approval does not automatically mean construction is imminent. Developers still need to complete subsequent reviews, obtain applicable permits, arrange financing, and move forward with their individual projects.
That's worth remembering when evaluating a condominium purchase near an unfinished parcel.
A proposed building may ultimately affect surrounding views, traffic patterns, nearby amenities, or the character of the immediate setting. Someone considering a purchase should distinguish completed development from plans that may still change.
The remaining land also creates some interesting possibilities.
One Scottsdale already contains a substantial collection of occupied residential and commercial properties. Future restaurant openings could add to the area's appeal, while new hotel development would introduce another hospitality option near the growing concentration of employers.
Additional residential construction could bring more activity to the community as well. None of that guarantees property appreciation, but it does provide a clearer picture of how the development is evolving.
There's still plenty to watch.
For a visual look at how this area has evolved, we previously published more than 80 photographs documenting the Scottsdale Road and Loop 101 corridor. The collection offers an interesting look at an earlier stage of development, including projects that have since made significant progress.
After more than 20 years, One Scottsdale is approaching the later stages of a very long development process. Its final parcels may be relatively small compared with the original property, but the decisions made about those acres will help determine what the completed master plan ultimately looks like.
And with the Cardinals, Belgravia Group, Optima, Axon, Cavasson, and other major developments advancing around it, the story of the larger Scottsdale Road and Loop 101 corridor is far from finished. One Scottsdale may be running short on undeveloped land, but the surrounding area's transformation still has years ahead of it.
