PulteGroup is hoping to create an ambitious transformation of 6,355 acres of Arizona state land into NorthPark, a large-scale master-planned community near TSMC’s $65 billion chip manufacturing plant. This development, with its staggering 19,247 homes, would mix single-family homes, condos, townhomes, apartments, and commercial spaces. Spanning a prime location near Loop 303 and I-17, if approved, NorthPark is poised to blend residential, business, and recreational elements into one cohesive and exciting community. It’s expected to support the region’s tech-driven growth and cater to thousands of new employees. The project would happen in phases over a long period of time.

A Massive Undertaking

At its core, NorthPark would offer a mix of traditional neighborhoods, a bustling community core with retail and entertainment, and an innovation corridor designed for business and commerce. The development could also feature 2,095 acres of open space dedicated to trails, parks, and wildlife preservation. This planned, phased project is a forward-looking response to the increasing demand for housing in Phoenix, promising to create an ideal live, work, and play destination.
