NorthPark

NorthPark is a planned 6,354-acre master-planned community in North Phoenix positioned between Loop 303, Interstate 17, the Central Arizona Project canal, and the Peoria city boundary. Approved by the City of Phoenix in late 2025, the plan allows for up to 15,150 residences along with commercial development, employment uses, neighborhood services, parks, trails, and a major technology corridor. Future housing can include single-family homes, townhomes, condos, apartments, and other residential formats as the community develops in phases.

What makes NorthPark especially important is what is happening around it. TSMC Arizona sits directly north of Loop 303 and, as of September 2026, expanded its planned Arizona investment to $265 billion. TSMC also joined PulteGroup in the NorthPark entitlement effort, with roughly 902 acres of the project designated as an Innovation Corridor intended for semiconductor manufacturing and related employment uses. This puts NorthPark directly inside one of the fastest-changing technology and advanced-manufacturing areas in Arizona.

Homes, Technology, & Open Space

NorthPark is planned as much more than a large residential development. The current plan combines housing, employment, commercial areas, and extensive Sonoran Desert preservation.

• Up To 15,150 Residences: The approved plan allows a broad mix of housing, including detached homes, attached residences, multifamily housing, and mixed-use residential areas.
• TSMC Innovation Corridor: Roughly 902 acres along Loop 303 are planned for semiconductor manufacturing, technology campuses, research, employment, and related uses. TSMC Arizona is now a partner in the NorthPark planning effort.
• Major Open Space: Approx. 2,309 acres are planned as natural and community open space.
• Sonoran Preserve Expansion: Roughly 2,100 acres are proposed for donation to the City of Phoenix for incorporation into the Sonoran Preserve.
• Parks & Trails: Neighborhood parks, regional recreation, trail corridors, and connections through preserved desert are included throughout the plan.
• Mixed-Use Areas: Retail, restaurants, services, offices, and other commercial uses are planned within several districts.
• Foothills Residential: Portions of the plan include lower-scale detached housing near the mountain and preserve areas.
• Freeway Access: NorthPark is bordered by Loop 303 and Interstate 17, placing two major transportation corridors directly beside the development.

Living Near Arizona’s Semiconductor Corridor

NorthPark is taking shape in an area that looks very different than it did only a few years ago. Directly north, TSMC is building out one of the largest semiconductor manufacturing investments in the world. Nearby Halo Vista has begun construction on a roughly 2,400-acre mixed-use district planned for advanced manufacturing, research, offices, housing, retail, hospitality, and other uses supporting the technology corridor. Its first phases are already targeting companies that work within TSMC’s supply chain.

The growth extends west into Peoria as well. Amkor Technology is developing a major advanced semiconductor packaging and testing campus in the Peoria Innovation Core, with direct ties to TSMC’s Arizona operations. Taken together, NorthPark, TSMC, Halo Vista, Amkor, Loop 303, and the expanding Sonoran Preserve are creating something that did not previously exist in this part of Phoenix. NorthPark is planned to place future neighborhoods directly beside that growing employment base while preserving a significant amount of surrounding desert.
