South Pier

South Pier is a major mixed-use waterfront project taking shape along the south shore of Tempe Town Lake. The roughly $1.8 billion master plan calls for residential towers, hotels, offices, restaurants, retail, public spaces, and waterfront improvements across one of the lake’s largest remaining development sites.

Residential plans include thousands of apartments along with approx. 160 future condominium residences. Shorehaven, the first phase of South Pier, has introduced three luxury apartment towers to the lakefront and moved into leasing. Additional residential development, including the planned condos, is expected in future phases.

The Project At A Glance

South Pier in Tempe, Arizona is designed as more than a collection of residential towers. The larger plan brings housing, hospitality, office space, dining, retail, recreation, and public waterfront areas together along the lake.

• Residential: Approx. 2,300 apartments and 160 planned condominium residences are included in the current master plan.
• Shorehaven: The first phase includes three high-rise apartment towers with roughly 722 luxury residences, ground-floor retail, and extensive indoor and outdoor amenities.
• Condos: Approx. 160 luxury condos are planned for future phases of South Pier.
• Hotels: The master plan includes 520 hotel rooms.
• Observation Wheel: Plans have included an observation wheel as part of the project’s waterfront vision. Because the development is planned in multiple phases, components may evolve in future phases.
• Commercial Space: Roughly 600,000 square feet of office, restaurant, and retail space is planned across the larger development.
• Waterfront: Plans include public open space, lakeside improvements, a public pier, and a pedestrian bridge connecting across Tempe Town Lake.
• Dining & Retail: Restaurants, shops, and other commercial uses are planned throughout the mixed-use district.
• Location: South Pier occupies a prominent lakefront site near Arizona State University and the broader Downtown Tempe area.

Waterfront Living At South Pier

Shorehaven provides the first look at residential life within South Pier. Its three towers bring luxury apartment residences, pools, fitness and wellness spaces, landscaped outdoor areas, below-grade parking, and ground-floor retail directly to the Tempe Town Lake waterfront. The larger district is planned to expand around it with additional residential, hospitality, dining, retail, office, and entertainment uses.

For future South Pier real estate, the condominium component is especially notable because large-scale luxury high-rise condo development remains relatively limited along Tempe Town Lake. Approx. 160 condo units remain part of the master plan, adding another dimension to waterfront living in the Valley. Details such as individual buildings, floor plans, amenities, and future sales offerings have not yet been fully established publicly.
