Teravalis

Teravalis is a 37,000-acre master-planned community in Buckeye, set between the White Tank Mountains and the Belmont Mountain Range. Developed by Howard Hughes Communities, the scale is enormous. The long-term plan includes more than 100,000 homes, major commercial districts, schools, parks, trails, and more than 7,000 acres of open space.

Floreo is one of the major residential villages within Teravalis, spanning more than 3,000 acres. Single-family homes, parks, trails, community amenities, and commercial areas are part of the village plan, while the broader Teravalis community is designed to include townhomes, condominiums, apartments, and additional residential neighborhoods.

Community Features & Amenities

Teravalis is planned as a complete West Valley community rather than a collection of disconnected subdivisions. Residential villages are being combined with employment districts, retail, recreation, schools, parks, and large areas of preserved desert.

  • Home Options: The residential plan includes single-family homes, townhomes, condominiums, apartments, and other housing types.
  • Builders: Builders associated with Teravalis include Century Communities, Courtland Communities, DRB Homes, KB Home, Lennar, Meritage Homes, and Risewell.
  • Open Space: More than 7,000 acres are planned for preserved desert, parks, trails, and other open spaces.
  • Echo Community Center: Planned amenities include resort and fitness pools, a spa, fitness areas, gathering spaces, a dog park, and a large pickleball pavilion.
  • Parks & Trails: Neighborhood parks, sports courts, lawns, shaded gathering areas, and connected trail systems are incorporated throughout the community plan.
  • Sustainability: Teravalis incorporates ENERGY STAR standards, WaterSense features, water-conscious landscaping, renewable-energy strategies, and desert-sensitive planning.
  • Commercial Development: Roughly 55 million square feet of commercial space is planned for offices, retail, dining, services, and employment uses.
  • Floreo: This more than 3,000-acre village is planned for roughly 5,000 homes along with parks, amenities, and commercial space.
