DMB Wants 350 More Condos

Back in March, we heard that DMB wanted to add another 350 condominium residences to the One Scottsdale master plan. We held off on covering it at the time. The proposal had not yet completed the public review process, and we hadn't seen Scottsdale City Council weigh in. Since then, the request has continued moving through the city's approval channels, and it remains one of the more interesting development stories in north Scottsdale. If approved, the proposal would bring even more housing to a corridor that keeps attracting major investment from developers, employers, healthcare providers, and hospitality groups.

Housing Keeps Gaining Ground Here

One Scottsdale has been on the books for decades. The mixed-use development was originally approved about 23 years ago, and DMB acquired the property in 2002 alongside the Marley-Corrigan family. Since then, the master plan has evolved as market conditions changed and new opportunities emerged.

The latest proposal would add 350 for-sale condominium residences while reducing planned commercial development. Most of the new housing would replace office space that had previously been entitled. Retail and restaurant uses would remain part of the project, while residential inventory would increase substantially.

If Scottsdale city leaders approve the amendment, One Scottsdale would contain roughly 2,350 residential units. Planned nonresidential space would decline from approximately 2.8 million square feet to about 1.5 million square feet.

That shift reflects where demand appears to be heading in this part of Scottsdale.

Luxury Condo Buyers Already Embraced This Location

The proposal also stands out because luxury condominium communities within One Scottsdale have already posted strong sales.

Belgravia Group's Atavia condo community introduced 88 residences across 14 four-story buildings. Home prices have ranged from roughly $860,000 to $1.7 million. Nearby, Belgravia's Portico Luxury Condos delivered 112 residences in a project valued at approximately $100 million and sold out in 2024.

These communities helped establish the area as a destination for buyers seeking luxury homes in the sky. While the buildings remain mid-rise in scale, they've demonstrated that demand exists for ownership opportunities in this pedestrian friendly district.

That's why it will be interesting to see what product type DMB pursues if the additional units receive approval and who ultimately develops them.

One Scottsdale Already Has Plenty Going On

A lot has already been built within the master plan. One Scottsdale today includes apartments, healthcare uses, hospitality projects, restaurants, and office development.

Completed projects include Exalt Health, One North Scottsdale Apartments, Avion on Legacy Apartments, Home2 Suites by Hilton, Qdoba Mexican Eats, Panera Bread, and the Ilume Innovation Center. The project has steadily filled in over time, creating one of the more active corners of north Scottsdale.

Yet the bigger story may be everything happening around it.

Look At What Is Rising Around One Scottsdale

The Scottsdale Road/Loop 101 corridor keeps attracting major projects, and One Scottsdale sits right in the middle of it all. That's one reason the proposed condo addition deserves attention.

Just across Loop 101, Optima McDowell Mountain is moving forward with one of the largest mixed-use developments planned in north Scottsdale. Right next door, Dutch semiconductor giant ASM is developing its new campus, bringing another major employment center to the area.

To the east, Cavasson continues to grow as a large mixed-use master plan with healthcare, office, hospitality, and residential components. South of Cavasson, Axon plans to build an entirely new headquarters campus featuring approximately 600 apartments, 600 condominiums, and its signature spaceship-themed office building.

Across Hayden Road from Axon, Banner Health is planning a major healthcare project that would add another large institutional investment to the corridor. Meanwhile, the Arizona Cardinals are moving forward with their new training facility nearby, with completion targeted by 2028.

And the growth doesn't stop there. Roughly two miles south along Scottsdale Road, FalconEye Ventures is pursuing The Parque, another major mixed-use destination that could further reshape this section of north Scottsdale.

Put all of that together, and it's easy to see why developers continue looking for opportunities to add housing here. The Scottsdale Road/Loop 101 corridor has become one of the most closely watched development corridors in Greater Phoenix. DMB's proposed 350 condominium residences may be only one piece of the puzzle, but they fit squarely into a much larger wave of investment that continues to transform this part of the Arizona luxury condo market.
