$400 Million Banner Health Project Gets City Council Approval!
Banner Gets Approved
Banner Health is set to transform a 48-acre site near Loop 101 and Hayden Road with an ambitious $400 million project. The first phase, Banner Health Center Plus, recently received unanimous approval from Scottsdale's Development Review Board. This development adds to the explosive growth in the Scottsdale Road & Loop 101 Corridor, home to projects like ASM’s headquarters, Optima McDowell Mountain Village, and Axon’s new corporate campus.
The First Step: Banner Health Center Plus
Scheduled for completion by the end of 2025, the three-story Banner Health Center Plus will include:
- Urgent Care Services: Treating non-life-threatening illnesses like colds, flu, and minor injuries.
- Oncology Program: A collaboration with Banner MD Anderson, focusing on state-of-the-art cancer care.
- Outpatient Imaging & Surgery: Offering advanced diagnostic tools and same-day surgical procedures.
- Specialty & Primary Care: Serving the growing population of North Scottsdale and North Phoenix.
With 529 parking spaces and a modern design, the facility aims to meet the area’s increasing healthcare needs.

Larger Plans On The Horizon
This is just the beginning of Banner’s plans for the site. Future phases include:
- A Full-Service Hospital: Pending rezoning approval, Banner aims to expand with a state-of-the-art medical center.
- Expanded Medical Campus: Once complete, the entire project will employ approximately 220 people.
While the initial phases move forward smoothly, the hospital proposal has drawn opposition from HonorHealth, which could delay approval.

Banner’s new facility will join a rapidly developing area packed with marquee projects:
- ASM Headquarters: A $300 million research and development campus.
- Optima McDowell Mountain Village: 1,300 high-end apartments and condos.
- Axon Corporate Campus: A $1.3 billion live-work-play development.

- Mayo Clinic's Discovery Oasis: A 120-acre biotech and innovation campus.
