Another major piece of North Phoenix is moving from a plan into an actual project. De Rito Partners has closed on roughly 130 acres inside Halo Vista for an 11-dealership automall near Interstate 17 & Carefree Highway. Eight of those dealership lots are already committed. That puts another commercial anchor beside TSMC while housing, retail, hotels, industrial space, & infrastructure continue filling in across this part of Greater Phoenix.

Eight Dealership Lots Are Already Spoken For

Start with the land deal. De Rito Partners acquired approximately 130 acres at the southwest corner of Interstate 17 & Carefree Highway inside Halo Vista. The reported purchase price was roughly $67.4 million. Plans call for 11 dealership parcels, with eight already committed across seven automotive groups. De Rito plans to prepare the site, complete infrastructure work, & turn finished parcels over to the individual dealerships. Those handovers are expected to continue through the second half of 2027.

That is a sizable commercial commitment before the first showroom opens.

Halo Vista Keeps Adding Real Pieces

The automall fits into a much larger Halo Vista buildout. Mack Real Estate Group & McCourt Partners are developing roughly 2,400 acres around TSMC with plans for industrial space, research facilities, hospitality, retail, residential uses, & other commercial development. Infrastructure work is underway. The first industrial phase is planned for seven buildings totaling more than 780,000 square feet. A Costco is also part of the commercial plan, while Marriott hotels, restaurants, coffee concepts, & additional shops are planned nearby.

This is where the real estate side gets interesting. Thousands of homes are planned or already being built across North Phoenix & North Peoria. Those rooftops need commercial services nearby. The Halo Vista automall adds another major use along the I-17 corridor while other retail projects follow the same population & employment growth.

Consider the surrounding map. NorthPark sits south of the TSMC area with residential districts, commercial areas, parks, preserved desert, & future employment space planned across thousands of acres. Verdin is adding new homes along Sonoran Desert Drive. Farther west, Saddleback is underway across roughly 5,300 acres in North Peoria. Harish Estates adds hundreds of additional planned homesites near the broader corridor.

An automall does not determine home values. No single commercial project does.

TSMC Keeps Expanding The Employment Map

TSMC remains the giant sitting in the middle of this story. Its announced Arizona investment has now reached $265 billion, covering a long-range expansion of semiconductor manufacturing & related facilities in North Phoenix. That scale has helped draw suppliers, contractors, industrial developers, commercial projects, & additional infrastructure investment into the surrounding area.

Then look west. The Peoria Innovation Core is building another employment district around Loop 303. Amkor Technology plans a major semiconductor packaging & testing operation there. Other companies tied to advanced manufacturing continue evaluating sites across northern Greater Phoenix.

The result is a wider development corridor than people were talking about several years ago.

Location helps explain why De Rito targeted this corner. The automall sits near Interstate 17, Carefree Highway, & Loop 303. De Rito estimates approximately 160,000 vehicles currently pass the broader area each day. Its projected customer area also stretches north toward communities including Prescott, Prescott Valley, Cottonwood, Sedona, & Flagstaff.

For Halo Vista, that freeway frontage creates another type of commercial activity beyond semiconductor operations. Dealerships can pull customers from outside North Phoenix. Hotels can support corporate travel. Retail can serve employees & nearby residents. Restaurants can pick up traffic from several directions.

The Housing Story Keeps Spreading West

One of the mistakes people make with TSMC is looking at the factory fence & stopping there. The housing story stretches much farther.

Saddleback sits well west of the fabs. Vistancia keeps adding residential options. Harish Estates has moved forward with Lennar securing 444 lots inside the planned community. NorthPark creates another huge future residential component closer to TSMC. Verdin offers new homes from a different direction.

The connection is not that every buyer works for a semiconductor company.

The connection is the scale of employment & commercial investment spreading through this section of Greater Phoenix.

That gives buyers more locations to compare as this part of "The Valley" changes.

The Next Milestones Come In 2027 & 2028

The automall still has work ahead. De Rito must prepare individual sites before dealerships construct their own facilities. Parcel deliveries are expected through the second half of 2027. Initial dealerships could begin opening in 2028, with a larger opening planned once several stores are operating.

Meanwhile, the rest of Halo Vista will keep moving on separate timelines. Industrial buildings are planned. Retail projects are moving ahead. Hospitality development is taking shape. TSMC continues its long-term Arizona buildout.
