Restaurants & Hotels Planned At Halo Vista Near TSMC Project

Shops At Halo Vista

North Phoenix keeps adding new pieces fast. Now, an 11-acre retail and hotel project plans to rise next to a future Costco inside the Halo Vista community near Interstate 17 and Dove Valley Road. Common Bond Development Group wants to bring restaurants, coffee stops, retail space, and a dual-branded Marriott hotel into one pedestrian friendly hub. The project lands inside the larger 2,400-acre Halo Vista development, close to the Taiwan Semiconductor Manufacturing Co. expansion shaping much of the north side of "The Valley." You can already see the momentum building. Retailers started reaching out before leasing kicked into full gear. Construction is expected to begin in November.

Quick Points

  • Halo Vista lands near I-17 & Dove Valley Road
  • Marriott hotel plans call for 253 rooms
  • Costco should open during early 2027
  • Retail tenants already show interest
  • Restaurants, coffee, boba, & shops are planned

Retail Demand Keeps Climbing Fast

Traffic keeps shifting north. New rooftops keep arriving. TSMC growth keeps pulling workers, suppliers, hotel guests, and shoppers into this part of Phoenix. That pressure now spills into retail projects like Shops at Halo Vista. Developers expect Costco traffic alone to fuel daily activity around the site. Add hotel guests into the mix, and the area starts looking like a major commercial pocket for north Phoenix. Common Bond Development Group said retailers already started reaching out ahead of formal leasing pushes. Meanwhile, company representatives are heading to the ICSC Las Vegas convention to pitch restaurant operators and retail tenants.

  • Residential growth keeps rising
  • TSMC jobs fuel demand
  • Costco traffic should drive visits
  • Leasing interest already started
  • More restaurants are expected

You can spot a familiar pattern here. Big employment centers usually pull retail right behind them. That trend keeps repeating across "The Valley."

Marriott Hotel Plans Add More Activity

The hotel portion could become a major piece of the project. Plans call for a five-story Marriott property operating under the Courtyard by Marriott and Residence Inn by Marriott brands. Together, the hotel will include 253 rooms. Visitors working near TSMC may use the extended-stay setup tied to Residence Inn. Short-term business travelers may lean toward the Courtyard side instead. Developers also plan meeting areas, a fitness center, a swimming pool, outdoor courtyard spaces, and a lobby bar. That setup could keep activity moving all day.

  • Five-story hotel is planned
  • Courtyard & Residence Inn brands
  • 253 total guest rooms
  • Pool & fitness center included
  • Lobby bar is planned
  • Meeting rooms are expected

North Phoenix keeps pulling more hotel projects lately. Business travel often follows major semiconductor growth, and this corridor keeps drawing attention.

Restaurants & Shops Could Mirror Park At 83

Developers want a tenant mix that feels active from morning through night. Plans mention full-service restaurants, fast-casual dining spots, coffee shops, bagel stores, boba tea concepts, and service retail tenants. Common Bond Development Group said the overall vision may resemble Park at 83 in Peoria. That project mixes dining, gathering spaces, and retail into one pedestrian friendly setting. The developer also worked on projects tied to Culinary Dropout, Yard developments, and The Global Ambassador hotel. So, the company already carries a track record with hospitality and restaurant-heavy concepts.

  • Full-service restaurants are planned
  • Fast-casual chains may arrive
  • Coffee shops are targeted
  • Bagel stores are expected
  • Boba tea concepts are planned
  • Service retail will join the mix

Retail projects often need one strong traffic anchor. Here, Costco may fill that role fast.

Construction Timeline Starts This Year

Work on the project is expected to begin in November. That construction window also lines up with the future Costco development nearby. Costco should open first during the first half of 2027. Retail stores and restaurant tenants may begin opening during fall 2027. The Marriott hotel is projected to follow in early 2028. Large mixed-use projects usually roll out in phases like this. One piece opens. Traffic builds. Then more tenants arrive.

  • Construction should begin in November
  • Costco may open in 2027
  • Retail openings target fall 2027
  • Hotel launch points to 2028

North Phoenix keeps changing block by block. Halo Vista now looks ready to add another major commercial stop along the I-17 corridor.
