Lennar Secures 444 New Lots At Harish Estates Near TSMC

At Williams Luxury Homes, we’ve spent a lot of time covering the growth taking place around TSMC, Halo Vista, NorthPark, North Peoria, & the Peoria Innovation Core.

Now another residential project has entered that conversation.

Harish Estates.

Lennar has secured 444 lots inside the planned community near 117th Avenue & the Deer Valley Road alignment. Harish Estates is approved for 606 lots overall, giving the project a sizable residential footprint south of Vistancia & west of the TSMC campus.

The move adds another major homebuilder commitment to a part of northern Greater Phoenix that continues to attract housing, infrastructure, semiconductor investment, & commercial development.

Harish Estates Adds Another Residential Project Near TSMC

Harish Estates is planned on Maricopa County land near the western side of the broader TSMC growth corridor. Lennar's latest acquisition covers roughly 132 acres inside the community.

The location puts Harish Estates south of Vistancia & within reach of several development areas shaping North Phoenix & North Peoria.

A few details stand out:

  • 606 lots approved at Harish Estates
  • Lennar secured 444 lots
  • Roughly 132 acres involved
  • Near 117th Avenue
  • South of Vistancia
  • Close to Deer Valley Road

The remaining lots within Harish Estates are expected to move separately, while additional residential land surrounding the project could also come to market over time.

That makes Harish Estates worth watching as a community, not simply as another land transaction.

Lennar Continues Growing Across North Peoria

Lennar already has a significant presence across the northern & western parts of Greater Phoenix.

The builder is active in communities including Vistancia, Aloravita, Asante, Saddleback, & other projects across this side of "The Valley." Harish Estates gives Lennar another position closer to the employment growth developing around TSMC & related semiconductor investment.

North Peoria was already growing long before the semiconductor boom reached this scale. What has changed is the amount of employment, infrastructure, & private investment now moving across the northern corridor.

TSMC has committed $265 billion to its Arizona expansion plans. Amkor is growing its presence in Peoria. Halo Vista is moving forward near the semiconductor campus. NorthPark is planned south of TSMC. The Peoria Innovation Core continues pushing the technology story farther west.

Harish Estates now sits inside that larger map.

TSMC Keeps Reshaping Northern Greater Phoenix

We’ve covered TSMC extensively on LUXE BLOG because its impact reaches far beyond the boundaries of the semiconductor campus.

The company’s Arizona plans now include multiple semiconductor fabs, advanced packaging facilities, an R&D center, & supporting development. That level of investment brings employment, suppliers, infrastructure needs, & new interest in surrounding land.

Housing becomes part of that equation.

Developers & homebuilders have been positioning projects across North Phoenix, North Peoria, Surprise, & nearby areas as this employment corridor takes shape.

Harish Estates adds another residential component west of the TSMC site.

That does not mean every nearby housing project exists because of TSMC. North Peoria already had major communities & long-term growth underway.

But TSMC has changed the scale of the conversation.

Halo Vista & NorthPark Add To The Picture

Harish Estates also sits within a wider development map that includes Halo Vista & NorthPark.

Halo Vista is planned around TSMC with industrial, commercial, hospitality, & other uses. Construction activity has already begun in portions of the project, including plans aimed at companies supporting semiconductor manufacturing & related industries.

NorthPark represents another large piece of the area’s future development. The project has been planned with residential, employment, commercial, & open-space components near the TSMC corridor.

Put several of these projects on the same map & the pattern becomes easier to see:

  • TSMC anchors major employment growth
  • Halo Vista adds supporting development
  • NorthPark brings another large planned community
  • Peoria pushes technology investment west
  • Harish Estates adds hundreds of homesites
  • Vistancia continues growing nearby

No single project tells the entire story.

Together, they show how northern Greater Phoenix continues filling in.

The Peoria Innovation Core Extends The Story West

The Peoria Innovation Core gives North Peoria another role in the semiconductor & advanced-manufacturing story.

Peoria has been working to attract technology, advanced manufacturing, & related employment around Loop 303. Amkor’s planned semiconductor packaging & testing campus has strengthened that connection.

That puts Harish Estates in an interesting location.

The community sits west of TSMC, south of Vistancia, & within the larger corridor connecting North Phoenix employment growth with North Peoria development.

For people watching new construction in this part of Greater Phoenix, that wider geography matters.

Roads matter.

Employment locations matter.

Commercial development matters.

And so does the amount of residential land builders are willing to secure.

Harish Estates Still Has More To Come

The Lennar transaction does not represent the entire Harish Estates community.

The project has approval for 606 lots, leaving additional homesites outside Lennar’s acquisition. Development plans, construction timing, home designs, amenities, & release schedules can also change as the project progresses.

For that reason, we would rather watch the details develop than make assumptions about what Harish Estates will ultimately look like.

What we know today is straightforward.

Lennar now controls a large portion of the planned community. Harish Estates sits near one of the most active development corridors in northern Greater Phoenix. Additional residential activity is also planned around the site.

That is enough to put the project firmly on our radar.

There is a reason.
