North Phoenix keeps adding another layer. This time, Mack Real Estate Group is putting more detail behind the industrial side of Halo Vista, the huge development rising next to TSMC. The project broke ground earlier this year. Now, the first group of industrial buildings is coming into focus. And that’s happening while housing, health care, retail, roads, & semiconductor construction keep piling into the same part of "The Valley."

Mack Starts Filling In The Industrial Map

Mack Real Estate Group recently said it & McCourt Partners are moving ahead with plans for the first industrial phase inside Halo Vista. This piece will sit near Dove Valley Road & 43rd Avenue, close to TSMC’s North Phoenix campus. Seven buildings are planned across the first phase. Combined, they will bring more than 780,000 square feet of industrial space to the area. Individual buildings are expected to range from about 43,000 square feet to more than 200,000 square feet. The target users include semiconductor suppliers, manufacturers, service firms, & logistics companies that want space close to TSMC.

That first phase represents a fraction of what Mack & McCourt have planned. The industrial portion of Halo Vista could eventually reach about 2.5 million square feet. So this initial group of buildings gives you the first clear look at how that employment district may start taking shape.

Halo Vista Moves From Plans Into Construction

Here’s what makes this announcement matter. Halo Vista itself has already moved past the concept stage. Mack Real Estate Group & McCourt Partners broke ground on the project earlier this year, starting with infrastructure work & site preparation. That work supports a master plan covering roughly 2,400 acres immediately around the TSMC corridor. The developers anticipate about $7 billion in development across the property. Nearly 30 million square feet of mixed-use capacity is planned across the site. Retail pieces have also started appearing on the map, including Costco, Marriott hotel properties, & an automotive retail area near Interstate 17.

That scale changes the story. Halo Vista isn’t one industrial park sitting beside a chip factory. You’re looking at a long-term district that can add employment space, housing, retail, research facilities, hotels, & other development around one of Greater Phoenix’s largest economic projects.

Housing & Health Care Keep Following Growth North

The industrial plans are arriving while the surrounding corridor changes fast. New housing is spreading across North Phoenix as developers prepare for years of employment growth around TSMC. NorthPark is one piece of that puzzle. Its approved plans cover more than 6,300 acres west of Interstate 17 between the CAP Canal & Loop 303, creating a major connection between future development near TSMC & residential areas farther south. Verdin is also adding new homes along the North Phoenix corridor. Nearby communities in North Peoria are adding another wave of housing across this part of "The Valley."

Health care is reacting to that growth, too. HonorHealth has put $170 million into expanding Deer Valley Medical Center, adding a new patient pavilion & increasing hospital capacity. Banner Health has also purchased nearly 19 acres near Interstate 17 & Jomax Road for a future care site, though detailed plans for that property haven’t been announced.

TSMC Keeps Raising The Ceiling

Then there’s the number hanging over all of this. TSMC’s total planned U.S. investment has climbed to $265 billion, with its Arizona operations at the center of the expansion. The chipmaker plans additional fabrication capacity & related facilities as it grows its U.S. manufacturing footprint. That puts North Phoenix in the middle of a development cycle measured in decades rather than a few construction seasons. Halo Vista is responding by creating space for companies that may want to operate near the chipmaker. Housing developers are responding with new communities. Commercial developers are following the same employment base.

Halo Vista has started construction, TSMC keeps expanding, new communities are adding housing, health systems are investing nearby, & commercial projects are filling gaps along Interstate 17.

North Phoenix is being built around an employment base that barely existed in this form several years ago. Now Mack Real Estate Group is starting to show where the next batch of industrial buildings fits into that map. There’s a lot more dirt left. There are also a lot more plans coming behind it.
