Taylor Morrison has acquired 406 lots at Mystic at Lake Pleasant Heights, adding another large residential commitment to an area already seeing major housing, infrastructure, & employment investment. The reported $6.34 million transaction comes only weeks after another large builder purchase nearby. It also puts Taylor Morrison deeper into a part of Greater Phoenix where Saddleback, Vistancia, Harish Estates, the Peoria Innovation Core, & the expanding semiconductor corridor are increasingly sharing the same map.

Put Another 406 Homes On The Map
Taylor Morrison’s newest purchase is planned for Mystic at Lake Pleasant Heights in North Peoria. The builder expects to bring 406 additional homes to the community, with sales currently targeted for 2028. That makes this a future-supply story rather than inventory buyers will see immediately. Still, securing hundreds of lots years ahead tells us something about where large builders want to maintain their pipeline. Mystic sits north of Vistancia & within the larger Lake Pleasant growth area. Loop 303 keeps much of this part of Peoria connected to employment areas spreading across northern Greater Phoenix.

Taylor Morrison is hardly new to this part of "The Valley." The builder already has an established presence in North Peoria, including another major role at Saddleback.

Watch Builders Keep Adding Land
The timing is what makes this purchase worth watching.
Williams Luxury Homes recently covered Lennar securing 444 lots at Harish Estates, another large residential commitment west of the TSMC campus. Harish Estates is separate from Mystic. Saddleback is separate again. Vistancia has been developing for years.
Yet the transactions keep appearing across the same broad section of northern Greater Phoenix.

That does not mean every housing project exists because of TSMC.
North Peoria was growing long before semiconductor investment reached its current scale. What has changed is the amount of employment, infrastructure, industrial development, & builder activity now happening around that existing growth.

Keep Saddleback In The Conversation
Saddleback gives us a useful comparison because Taylor Morrison is already there.
The 5,300-acre North Peoria master plan has moved beyond early land purchases. Homes are being marketed, models have opened, & additional builders have joined the project. Taylor Morrison was one of Saddleback’s first major builders alongside Lennar, with Camelot Homes later adding a limited hillside collection. David Weekley Homes & Toll Brothers have since joined the builder lineup as the community moves deeper into development.
Mystic now adds another Taylor Morrison position farther into North Peoria.
That matters because large builders rarely look at one subdivision in isolation. They plan pipelines. They secure future communities. They watch roads, utilities, employment centers, competing builders, & the availability of large parcels.
406 more lots fit into that bigger strategy.
Do Not Call It A Land Shortage
This is where the wording matters.
North Peoria still has large undeveloped areas. Arizona State Trust Land, future master-planned phases, & privately held parcels remain across the region. Saying developers are simply running out of land would miss what is actually happening.
The harder part is finding the right land.
Not every acre works the same way.

- Entitlements matter
- Infrastructure timing matters
- Parcel size matters
- Nearby employment matters
A large desert parcel without infrastructure can have a very different development timeline from land positioned beside roads, utilities, & approved residential phases.
As hundreds of lots get committed at a time, the pool of parcels meeting those conditions can become more strategic.
We have watched that same land story unfold around TSMC, where large state land transactions have helped shape NorthPark & the surrounding technology corridor. TSMC itself secured a major state land parcel near its North Phoenix campus as its long-term Arizona plans expanded.

Put The Peoria Innovation Core Beside It
Then there is the Peoria Innovation Core.
PIC pushes the employment story farther west along Loop 303. Peoria has been preparing land, infrastructure, & utility capacity for technology, advanced manufacturing, & related development. Amkor’s semiconductor packaging plans give the district a major technology anchor of its own.
That creates another layer around the housing story.
TSMC sits to the east.
PIC stretches the technology corridor west.
Saddleback, Vistancia, Mystic, & Harish Estates add residential development around it.
This is why we keep looking at North Phoenix & North Peoria together rather than treating every project as an isolated announcement.

Watch Different Projects Move At Different Speeds
One mistake buyers can make is putting all new development on the same timeline.
It isn’t.
Saddleback already has homes being marketed. Vistancia is established & continues growing. Harish Estates remains earlier in its development cycle. These newly acquired Mystic lots are currently aimed at 2028 sales.
