New Builders Arrive As Saddleback Community Moves Forward

Saddleback In Peoria - Project Update

A lot has changed at Saddleback. When we last covered the massive North Peoria development, builders were buying homesites and the first pieces of the community were beginning to fall into place. Fast forward to summer 2026, and Saddleback has entered an entirely different stage.

Homes are now being marketed for sale, model homes are opening, and additional builders are preparing to join the community. The 5,300-acre master plan is starting to look less like a future development and more like one of the West Valley's next major residential destinations.

Saddleback Community Update

Here’s where things stand as of August 2026:

  • 5,300 Acres: Saddleback remains one of the largest master-planned developments underway in North Peoria.
  • Home Sales Underway: The first homes are now being offered within Saltbrush, Saddleback's opening village.
  • Taylor Morrison: Three home collections bring a range of floor plans and price points to the community.
  • Lennar: Another major part of Saddleback's first wave of housing, with multiple collections planned.
  • David Weekley Homes: The newest major builder announcement brings two additional neighborhoods to Saddleback.
  • Toll Brothers: Two gated collections of single-story homes are expected to add another higher-end option.
  • Camelot Homes: The Scottsdale-based luxury builder remains part of Saddleback's plans with a limited collection of larger hillside homesites.
  • Outdoor Living: Miles of planned trails, pathways, parks and recreational amenities are a major part of the community plan.
  • Long-Term Growth: Saddleback is ultimately planned for thousands of homes along with additional commercial and lifestyle development.

Saddleback Homes Are Now Hitting The Market

Perhaps the biggest change since our previous Saddleback update is simple: buyers can finally begin shopping for homes.

Taylor Morrison is actively selling three collections at Saddleback, with homes spanning approximately 1,575 to 3,877 square feet. The different collections create a fairly wide range of choices, from smaller single-family residences to larger homes with additional bedrooms, flex spaces and multigenerational possibilities.

Lennar is also part of Saltbrush and represents another large portion of Saddleback's first residential phase.

Together, these builders are transforming the first village from raw land and infrastructure into an actual neighborhood. That transition is significant because Saddleback has been discussed for years as one of the major future communities in this part of the Valley. That future is now arriving.

David Weekley Homes Joins Saddleback

Another major piece of the puzzle arrived in August 2026 with news that David Weekley Homes is preparing to build at Saddleback.

The builder plans two neighborhoods called Copper Ridge at Saddleback and Trailmark at Saddleback.

Copper Ridge is expected to feature five single-family floor plans ranging from approximately 2,070 to 2,510 square feet on 50-foot homesites. Trailmark moves into larger territory, with seven floor plans ranging from approximately 2,530 to 3,515 square feet on 70-foot homesites. RV garage options are also planned within Trailmark.

Model-home construction is expected to begin in November 2026.

The addition is important beyond simply adding another builder. It broadens the types of homes Saddleback can offer as the community develops, giving buyers more choices in homesite size, floor plans and overall price range.

Toll Brothers Adds A Luxury Component

Saddleback is also moving further into the higher end of the new-construction market.

Toll Brothers announced plans for a gated portion of the community featuring two collections of single-story homes. The homes are expected to range from approximately 2,493 to more than 3,500 square feet, with some designs offering garage space for as many as four vehicles.

Sales are anticipated to begin in late 2026. Current plans call for the Foothills Collection to begin in the low $800,000s, while the Vista Collection is expected to start in the low $900,000s.

Camelot Homes adds another interesting dimension. The luxury builder previously secured a limited number of large homesites on elevated terrain, giving Saddleback another product that takes advantage of the surrounding desert and mountain setting.

That mixture is starting to define Saddleback. Rather than targeting one narrow segment of the market, the community is developing with several housing types and price points.

More Than Just New Homes

The scale of Saddleback is easy to underestimate.

At approximately 5,300 acres, this isn't simply another subdivision being added to North Peoria. Long-range plans have called for approximately 6,500 single-family homes along with multifamily housing, resort uses and significant commercial development.

Outdoor recreation is also central to the plan.

More than 60 miles of pathways and trails are planned throughout Saddleback, including a roughly 13-mile Saddleback Trail. Future amenities are expected to include pools, parks, playgrounds, pickleball and basketball courts, gathering areas and additional outdoor recreation.

The surrounding landscape is part of the appeal. Saddleback sits against the Sonoran Desert foothills in an area where mountains, open desert and access toward Lake Pleasant give this section of Peoria a very different feel from more established parts of the Valley.

North Peoria Keeps Changing

Saddleback isn't developing in isolation.

Growth continues across the northern and northwestern edges of Greater Phoenix as new housing, infrastructure and major employment projects push development farther into areas that were largely open desert not long ago.

That larger growth story is one reason Saddleback remains interesting to watch. A 5,300-acre community takes years to build, which means what buyers see today represents only the earliest portion of the eventual master plan.

The arrival of additional builders also gives us a better idea of where Saddleback is heading. There will be conventional new construction, larger homes, RV-oriented designs and gated higher-end options rather than one uniform type of housing.

Saddleback Is Starting To Take Shape

Our earlier look at Saddleback was largely about what was coming. This update is about what has arrived.

Homes are being sold. Models are opening. Neighborhoods have names. Additional builders are preparing their next phases.

There is still a tremendous amount of Saddleback left to develop, and the final community will take years to unfold. But summer 2026 marks an important turning point. Saddleback is no longer simply one of North Peoria's biggest development plans.

It's becoming a real community.
