Arizona Cardinals Seek Paradise Ridge Tenants

At Williams Luxury Homes, we keep a close eye on projects that can shape real estate across Greater Phoenix, & “Headquarters Alley” keeps giving us reasons to look north. The latest move comes from the Arizona Cardinals. Their new Paradise Ridge headquarters is under construction near Loop 101 & Scottsdale Road, while attention now turns to the land surrounding it. Restaurants, offices, hotels, health care, & retail could eventually fill much of that space.

Paradise Ridge Starts Filling In

The Cardinals control 217 acres at Paradise Ridge after purchasing the property through a state land auction. Their performance center & business headquarters will occupy about 30 acres, with more than 250,000 square feet planned for the team. The Cardinals expect to move football operations there in 2028. That leaves more than 150 acres around the team facility for other development. Rawhide Development Company, an affiliate of the Cardinals, recently named Ralph Ireland as CEO as work shifts toward filling out the larger property.

That’s the part we’re watching. The football facility may anchor Paradise Ridge, but the surrounding acreage could have a much wider effect on this section of north Phoenix & the North Scottsdale area.

Health Care Lands A Major Spot

Health care already has a place in the plan. Dignity Health will develop an eight-acre medical campus beside the Cardinals headquarters, making it the first announced outside user at Paradise Ridge. Plans call for up to 300,000 square feet across two buildings, with the first phase expected to run between 120,000 & 150,000 square feet. Services are slated to include sports medicine, Barrow Neurological Institute programs, orthopedics, cardiology, imaging, primary care, executive health, & outpatient surgery. Construction on the first phase is expected to begin in 2027, with an opening targeted for 2028.

Dignity Health already has a longstanding relationship with the Cardinals, including the team’s current Dignity Health Training Center in Tempe. The Paradise Ridge campus takes that relationship into the Cardinals’ next home.

Headquarters Alley Keeps Adding Pieces

Now zoom out a little. Paradise Ridge sits inside the north Phoenix corridor that has picked up the “Headquarters Alley” name as corporate projects gather around Loop 101. The Cardinals have said they’re working with the City of Phoenix & Arizona Commerce Authority on the larger mixed-use area, with company headquarters among the uses being pursued. Mayo Clinic’s Phoenix campus also sits farther east along this north Phoenix corridor, where Mayo is undertaking a nearly $1.9 billion campus expansion. Nearby, Discovery Oasis is planned as a 120-acre biotechnology district adjacent to Mayo Clinic & the ASU Health Futures Center.
