Tellaro Brings 234 New Homes To Desert Ridge

North Phoenix keeps adding rooftops. Now, K. Hovnanian Homes wants to build a new community called Tellaro on 53 acres near the JW Marriott Desert Ridge Resort & Spa. The proposal calls for 234 single-family homes, open space, parks, and amenity areas. It also comes after one of the bigger state land auctions in recent years. The project still needs final action from the Phoenix City Council, yet momentum is building.

A State Land Auction Turned Into A Bidding Fight

The land sale started with an appraised value of about $37.75 million. Then the bids climbed. K. Hovnanian and Blandford Homes battled for the site during the September 2025 auction. In the end, K. Hovnanian secured the property for $71.1 million. That price shows how much demand still exists for land in north Phoenix. The area near Desert Ridge keeps drawing builders that want a foothold in this part of Greater Phoenix.

Homes Will Rise Near A Growing Job Corridor

Location matters. Tellaro sits along 56th Drive north of Loop 101 and close to Headquarters Alley, a business corridor that has added jobs and offices over the years. Large employers nearby include Sprouts Farmers Market, Republic Services, and Discount Tire. Residents would also sit near shopping, resorts, and employment centers. For many buyers, that means shorter trips across town. The area has become one of north Phoenix's pedestrian friendly districts.

Parks & Open Space Shape The Plan

Tellaro is not planned as a sea of rooftops. More than 12 acres would remain open space across the property. Plans also include a primary amenity area and a second gathering spot for residents. A public park near Ranger Drive would carry the name Doug Dickson Memorial Park. Open land and park space often help break up large subdivisions. Here, those areas are expected to become central pieces of the community.

Neighbors Changed The Road Plan

Roads became the flashpoint. Early plans called for Ranger Drive to extend east and connect with 56th Street. Nearby residents pushed back and raised traffic concerns. The proposal then failed during an April vote by the Village Planning Committee. After talks with community members, city staff, and local leaders, the developer revised the design. Ranger Drive now ends in a cul-de-sac that still provides access to the public park.

City Leaders Keep The Proposal Moving

K. Hovnanian filed a conceptual site plan with Phoenix in January 2026. The revised proposal later won unanimous approval from the village planning body. On June 4, the Phoenix Planning Commission also approved the rezoning request without opposition. One more step remains. The Phoenix City Council is scheduled to take up the case on July 1.
