DC Ranch covers about 4,400 acres in North Scottsdale beside the McDowell Sonoran Preserve. DMB Associates broke ground on the master-planned community in 1997 after years of planning with the landowners. Silverleaf came under that larger DC Ranch framework. So, no, DC Ranch & Silverleaf aren't two unrelated communities sitting next to each other. Silverleaf belongs inside the bigger DC Ranch map.

Others appear within association records. That's why two listings inside DC Ranch can read like they're describing completely separate places. They may sit under the same master plan while belonging to very different sections.

Country Club Village includes Country Club, Columbia Community, Monterey, Happy Hollow, Cross Canyon, Tapadero, Iron Rings, & Craggy Spur. Desert Camp Village includes Market Street Villas, Courtyards at Market Street, Village at Market Street, Desert Camp Villas, Pioneer, Montelena, Camelot 93rd Place, Camelot 94th Way, Camelot 96th Way, Rosewood, & The Haciendas. Desert Parks Village includes Maracay Desert Haciendas, The Villas, Terraces West, Terraces East, Villas at Desert Park, Ashton Woods Park, Ashton Woods Manor, The Estates, Courtyards at Desert Parks, Camden Foothills, & Desert Parks Vista.

Then comes Silverleaf Village. DC Ranch currently lists Rob's Camp, Silverleaf Village 5.1-5.7, Silverleaf Village 102nd St., Saguaro Canyon, Whistling Wind, Wingspan, Acacia Court, Veranda Place, Crescent Park, Villas at Silverleaf, Canyon Villas at Silverleaf, Canyon Villas, The Sterling Estates, Arcadia, & ICON at Silverleaf. Its detailed map also uses broader Silverleaf area names that buyers hear often, including Upper Canyon, Horseshoe Canyon, The Parks, & The Bungalows.

Silverleaf has enough of its own identity that buyers sometimes assume it's outside DC Ranch. Fair assumption. The roads move toward the McDowell Mountains. The housing mix shifts toward custom homes, villas, homesites, & condominiums. Silverleaf is also described in its own real estate material as a guard-gated community. Move farther into areas such as Upper Canyon or Horseshoe Canyon, & the geography changes again.

Yes, there are plenty of golf course homes in Silverleaf. That's not SEO filler. DC Ranch's own community description says many Silverleaf custom lots are situated on the Silverleaf Golf Course. Other lots climb into the hillsides above it. The Silverleaf Club's private 18-hole course was designed by Tom Weiskopf, & it runs through 7,322 yards of the community. Golf therefore affects the location, sightlines, & setting of a meaningful number of Silverleaf properties.

DC Ranch isn't one type of real estate repeated across 4,400 acres. That's another place people get crossed up. Desert Camp includes single-family homes, attached patio homes, condominiums, & townhomes. Desert Parks includes custom homes, non-custom single-family residences, attached properties, & apartments. Country Club Village has its own group of neighborhoods around the Country Club at DC Ranch area. Silverleaf pushes farther into custom homes, estate homesites, villas, condos, & mountain properties. So searching for a DC Ranch condo can lead you somewhere very different from searching for a Silverleaf custom home.

Golf can create another naming problem. The Country Club at DC Ranch & The Silverleaf Club are separate private clubs located within the larger DC Ranch community. The Silverleaf Club sits inside Silverleaf around its Tom Weiskopf course. The Country Club at DC Ranch sits within Country Club Village. Those clubs don't turn DC Ranch & Silverleaf into separate master-planned communities. They are private club operations associated with different parts of the same larger community framework.

Membership rules, availability, costs, & club terms can change. Check those directly with the applicable club rather than assuming a home purchase includes access.

Read A Silverleaf Address More Closely

Here's where knowing the names pays off. A Silverleaf listing may say Upper Canyon. Another may say Horseshoe Canyon. Another could reference Arcadia, The Parks, ICON Luxury Condos, Canyon Villas, The Sterling Estates, or one of the smaller parcel names used within Silverleaf Village. Those labels tell you far more than the word Silverleaf by itself. They can point toward a condo, villa, custom home, homesite, golf course home, or hillside property.

• The Parks uses neighborhood blocks
• Arcadia occupies another Silverleaf section

So don't stop after seeing Silverleaf in a listing description. Look one level deeper. That's where the property starts making sense.

Silverleaf is one of its four residential villages. Silverleaf contains its own guard-gated sections, custom homes, golf course homes, villas, condos, homesites, & named residential areas. DC Ranch stretches farther west & includes a wider mix of neighborhoods and property types. Same family tree. Different branch.
