Toll At Cavasson Update
Hi everyone! We have an update here on LUXE BLOG regarding Toll at Cavasson. If you've been following our insights at Williams Luxury Homes, you know we've been keeping a close eye on this project and the entire Scottsdale Road & Loop 101 Corridor. Now, for the first time, we have a rough idea of square footage, pricing, and timing. That is because the project was recently discussed on the news. As of March 2025, the developer has not hired a sales team.
Potential Pricing, Sizes, & Timeline
A lot of people might be surprised by the pricing, but we’re not. We've been talking about the explosive growth of this area for years. Projects like Optima McDowell Mountain Village will be coming in at a much higher price per square foot than these townhomes, as expected with a concrete-and-steel mid-rise. Based on our experience with Optima projects, we estimate Optima McDowell Mountain could land between $800 to $1,600 per square foot, depending on unit type and view. In contrast, Toll at Cavasson is expected to price at around $450 per square foot, one of the few places in Scottsdale where townhomes can command that number.
Here’s what we now know:
- 135 luxury townhomes on an 11.27-acre site
- Ranging from approx. 2,200 to 2,700 square feet
- Prices expected to be between $1 million and $1.2 million
- Sales expected to begin in late 2026
- Private garages, rooftop decks, and outdoor living spaces
Toll Brothers has officially purchased the land for $28 million, with plans to break ground this fall. Given the rapid success of Cavasson, this project is going to be a game-changer for luxury lock-and-leave townhome living in North Scottsdale.

The Bigger Picture: Cavasson’s Growth
Cavasson is one of the most dynamic mixed-use developments in Greater Phoenix, offering 1.8 million square feet of office space, 1,600 residential units, hotels, restaurants, and retail. The demand for high-end housing in this corridor is undeniable. With major employers like Nationwide Insurance, Meritage Homes, and Choice Hotels International anchoring the community, the appeal continues to grow.
Other nearby residential projects such as Atavia and Portico located in the nearby One Scottsdale masterplan are setting the tone for high-end living. Additionally, it’ll be interesting to see how pricing at the upcoming (and nearby) Aria at Silverstone townhomes compares to Toll at Cavasson when they announce sales.
