One Scottsdale & Cavasson Update
The North Valley is shifting fast. From the buzz of semiconductor investments to high-end condos, townhomes, and master-planned megaprojects, there’s a lot to track. Two key players right now? Cavasson and One Scottsdale. They're just north of the 101, practically across the street from each other. And as of mid-July 2025, we have boots-on-the-ground updates to share.
We recently got a tip about movement at Legacy North, so we went to check it out. Sure enough, signs of plumbing are popping up from the ground. We saw it with our own eyes. But what we didn’t see? Any mention of the townhomes planned for that site. All the signage references "Legacy North Apartments."
Separately, we know BB Living has purchased land in Cavasson (formerly for the Grayhawk Residences project) and plans to build build-to-rent townhomes. But that’s a different project altogether. Legacy North, Toll at Cavasson, and BB Living are each their own standalone developments.

What's Actually Happening Right Now
Here’s what’s real, what’s rumored, and what’s still just raw dirt as of July 2025:
- Legacy North: Plumbing is visible, signs say apartments only
- Townhomes planned: Legacy North includes both apartments and townhomes
- BB Living: Purchased land in Cavasson, no vertical activity yet
- Toll at Cavasson: No construction underway, land did not look prepped
Developers aren’t saying much yet. They usually go quiet until models are rising or sales are about to begin. Sometimes that silence can last years.

One Scottsdale Is Filling In Fast
Just west of Cavasson, One Scottsdale is buzzing with activity. New residential and commercial projects are taking shape quickly.
- Atavia: 88-unit luxury condos breaking ground in August
- Portico: 112-unit condo development already sold out
- The Beverly: 314-unit luxury apartment complex now leasing
- Future plans: Over 2 million square feet of office, retail, hotel, and dining
These aren’t just renderings. Half these projects are up, sold, or opening doors.

What Toll At Cavasson Will Bring
Toll Brothers plans 135 luxury townhomes on an 11-acre site at Cavasson Boulevard and Miller Road. It’s designed with privacy, premium amenities, and upscale architecture in mind:
- Private garages
- Community pool
- Game lawn
- Fire pit area
Prices are expected to land between $1 million and $1.2 million for homes ranging from 2,200 to 2,700 square feet. Sales won’t kick off until late 2026.

Just South Of The 101, It's Booming
While Cavasson and One Scottsdale steal the spotlight, action south of the 101 is going full throttle.
- Axon HQ: Fast-tracked by state law, includes 1,900 apartments
- Banner Health: $400 million medical campus rising now
- ASM International: Semiconductor HQ under construction
- Optima McDowell Mountain: 1,300+ units under way
- Discovery Oasis: Mayo-led biotech park breaking ground soon

Photos & Field Notes From July
After we got tipped off about progress at Legacy North, we drove over. The project is vertical. Pipes are coming out of the ground. Site signs call it "Legacy North Apartments." There's no mention of townhomes yet. As for the BB Living site and Toll at Cavasson? Both are quiet. No activity on the ground so far, though the Toll site looks ready.

Looking Ahead
Right now, we don’t know when the next major for-sale residential communities will break ground. A lot of what’s active is rental, commercial, or still in the planning phase. We could see movement soon, but it all depends on timing.
The North Valley isn’t slowing down. But as for which new homes hit the market next? That’s still anyone’s guess.
