No Halo Vista Real Estate For Sale
In bad news, the residential component at Halo Vista will only be available for lease, with no units for sale. In good news, plans for a massive master-planned community called NorthPark, just south of Halo Vista and TSMC, are in the works. However, PulteGroup is currently contending with a state land auction process initiated in 2021. No auction date has been set by the Arizona State Land Department, making the timeline for groundbreaking uncertain. Once completed, NorthPark is expected to span approx. 6,355 acres and include approx. 19,247 residences for sale and rent. If everything goes ahead as Pulte plans, this would add significant housing opportunities to the area.

Originally Known As Biscuit Flats
The land TSMC purchased is part of the 12,000-acre area historically known as Biscuit Flats. In 2020, 1,100 acres were zoned for TSMC, and 2,400 acres were allocated for a tech park (Halo Vista). The remaining 8,500 acres are expected to eventually include residential developments, with much of it tied to state trust land and its auction process.

TSMC's Significance To Phoenix
Regarding the history of the area, TSMC’s decision to establish its U.S. footprint in North Phoenix has been transformative. Originally, TSMC explored the U.S. for suitable fabrication sites but struggled to find an ideal match. Phoenix officials listened, took action, and after multiple trips to Taiwan, secured a deal with TSMC. As of early 2025, only TSMC could manufacture chips on the scale of 5 nanometers and below. For context, the common size of most viruses typically ranges from 20 nanometers (nm) to 300 nanometers.

For those interested in purchasing real estate for sale in NorthPark, feel free to let us know. While things could take some time to get going as far as sales starting, we hope to Halo Vista shovels in the ground in 2025. We are told that Pulte is planning NorthPark simultaneously as they await for the land auction to become finalized. It our hope that we will hear some news in regard to NorthPark in 2025 as well.
