TSMC Breaks Ground On Third Fab At North Phoenix Campus

TSMC's 3rd Fab

Big things are happening in Greater Phoenix. TSMC just broke ground on its third semiconductor fabrication plant at its North Phoenix campus, marking yet another massive leap in Arizona’s rise as a global chipmaking hub. With this move, Taiwan Semiconductor Manufacturing Co. has now committed a staggering $163 billion to Arizona. That’s right. Billion. And it’s not slowing down. With artificial intelligence fueling sky-high demand for advanced chips, the timing couldn’t be more electric, for TSMC, for Arizona, and for those of us tracking the luxury real estate surge around it.

The Ground Is Moving Fast In Arizona

TSMC didn’t wait. The third fab, once planned for later, has now officially kicked off construction. Why? Demand. And a fast-tracked permit process from city and federal leaders.

  • Fab will use 2nm & A16 tech

  • Permit process got accelerated

  • Sales from AI chip demand are surging

  • Apple, Nvidia, AMD already committed

  • Estimated completion: end of the decade

  • Over 40,000 construction jobs coming

  • Expected $200B economic ripple effect

This isn’t just another industrial development. It’s infrastructure that feeds the next generation of technology. Think AI. Smart devices. Data centers. TSMC is building the brains of it all. Right here in Greater Phoenix.

Artificial Intelligence Fuels Arizona’s Future

AI is turbocharging TSMC’s growth. Chipmakers can barely keep up. Every AI company—from startups to tech giants—needs faster, smarter silicon to train and deploy their systems.

  • Nvidia's making AI chips in AZ

  • Apple doubled U.S. chip spending

  • AMD starts U.S. production in 2025

  • Huge AI infrastructure rollout planned

The demand curve is steep. And with our in-house AI division, WLH AI, Williams Luxury Homes was ahead of the curve. We saw this coming. That’s why we’re tracking every ripple of opportunity tied to this seismic shift.

Four Master-Planned Communities Changing North Phoenix

The TSMC effect is real. Developers are responding with massive communities near its mega site. We’re already seeing a surge in interest. Here’s what’s coming next.

Halo Vista

Mack Real Estate Group and McCourt Partners are delivering a city within a city. Halo Vista spans 2,300 acres with 28 million square feet of mixed-use development built around the TSMC hub. Expect up to 70,000 jobs and almost 9,000 residential units, blending apartments, homes, condos, and townhomes for lease.

It’s a $7 billion blueprint for the future. Inspired by Taiwan’s Hsinchu Science Park, Halo Vista combines live, work, and innovate energy into one bold location. While the community won’t offer real estate for sale, its proximity to NorthPark—just south—creates even more opportunity.

NorthPark

PulteGroup’s vision for NorthPark is on a massive scale. If approved, it could deliver 19,247 homes on over 6,300 acres, tying into Greater Phoenix’s growing innovation corridor. The location? Right near TSMC. The vibe? Urban village meets suburban ease.

This one is for buyers. Single-family homes, townhomes, and condos would anchor a community core rich in retail, recreation, and preserved open space. Trails, parks, and commerce zones are planned to make this a balanced place to live and work.

Saddleback

Up in North Peoria, Saddleback is already on the move. The 5,300-acre master-planned development has big players involved—Lennar, Taylor Morrison, and Camelot Homes are already building. Saltbrush Village kicks things off, with premium hillside homesites already sold.

It’s not just the homes. It’s the mountain views. The access to trails. And the tech jobs minutes away. With more builders expected by 2026, Saddleback is rising as a top-tier address for buyers wanting space and proximity to it all.

Verdin

Verdin is the closest to hitting the market. Taylor Morrison is building more than 1,225 single-family homes just off Sonoran Desert Drive, with sales starting in late summer 2025. No rentals. Just homes for sale, ranging from 2,000 to nearly 5,000 square feet.

It’s built for balance. Over 100 acres of preserved desert, direct access to trails, resort-style amenities, and modern designs set the tone. Verdin feels grounded in nature while staying connected to everything Phoenix is becoming.
