Big Project, Bigger Questions
A massive mixed-use plan called NorthPark is stirring up concern in "The Valley." The site sits just south of Taiwan Semiconductor Manufacturing Company’s expanding facility, with homebuilder Pulte Group joining the plan. The idea is to create a dense new neighborhood to serve thousands of tech workers & local families.
Locals say the project’s scale feels out of balance. The original zoning allowed one home per acre. The proposed change would allow five, totaling more than 15,000 homes.

Neighbors argue that the shift doesn’t match the area’s infrastructure. They say it would overwhelm local roads, schools, & utilities. Many recall when the same land was once expected to remain a preserve.
They aren’t opposing growth itself. They just want it done responsibly, within limits that fit the community.
Traffic & Daily Life Concerns
Ask residents what worries them most and they’ll say it’s traffic. Happy Valley Road already fills up during rush hour, and families fear even longer backups.
Parents in Stetson Valley say safety around schools is their top issue. Many children bike or walk through crowded intersections near construction zones.

-
Residents want safer crossings
People in nearby neighborhoods like Stetson Hills say they expect traffic to spill over into their streets as NorthPark grows. The feeling is that city planners are moving faster than local infrastructure can keep up.
Still, residents are organizing to speak out and slow things down before final votes.
