Skyline Village Wraps Lot Sales & Accelerates Growth In San Tan

All Builder Sales Complete

The 300-acre community of Skyline Village in San Tan Valley is moving fast, with all 1,150 home sites now spoken for. Led by Scottsdale-based Aread Inc., the development has quickly drawn some of the biggest names in homebuilding. But that’s just the start. Amenities are rising. Builders are moving in. And home sales are about to begin.

Amenity Buildout Already Underway

Aread is putting $8 million into a full-scale community hub. Part recreation, part gathering spot, all purpose.

  • Grand pool with lap lanes and lounge zones

  • Volleyball & basketball courts

  • Eight lighted pickleball courts

  • Full gym & fitness center

  • Central playground

  • Clubhouse for events and celebrations

The design is by Swaback Architects + Planners. The layout weaves open space directly into neighborhood life. No leftover land. No filler. Just intentional public areas folded into the daily flow. The community center should be ready by February.

Builders Now Locked In

The pace of builder interest? Hot. Just in the last few months, Aread closed out the last 221 lots for $27.63 million.

  • The New Home Co. grabbed 92 lots

  • Dream Finders Homes picked up 129 sites

  • KB Home added 130 lots in October

  • Century Communities took 124 in their Skyline debut

  • Ashton Woods bought 211, after an earlier buy of 153

KB, Century, and Ashton Woods expect to start home sales in Q4 2025. The New Home Co. and Dream Finders aim for Q2 2026.

Why Builders Are Flocking Here

Big names are all-in because the location works. The land is at Skyline Drive and Quail Run. The home styles hit a sweet spot for affordability. And Pinal County? It’s wide open for development.

  • Homes from 1,200 to 2,700 square feet

  • Options from three to five bedrooms

  • Entry pricing to hit early buyer budgets

  • Easy commute to Greater Phoenix

  • Southeast Valley demand keeps rising

The lots may be gone. But the momentum is building. More homes. More amenities. And more buyers looking south.

What’s Next For Aread

Aread’s next move? Scouting land. The company is already looking for its next project. Still within San Tan Valley, but with an eye on the West Valley too. They know the formula. Fast-growing location. Buildable land. Builders eager to roll.

Afkhami, Aread’s EVP, said interest in their lots was competitive. That’s a good sign for what’s ahead.

Community With A Pulse

Skyline Village isn’t slowing down. Construction is active. Builders are lining up models. The community center’s shovel is already in the ground. For homebuyers priced out of Gilbert or Chandler, this community brings real options. And space to grow.

San Tan Valley has been a sleeper. Skyline Village is waking it up.
