Shorehaven Tops Off

If you’ve been following our updates here on LUXE BLOG, then you already know we’ve been tracking the South Pier project at Tempe Town Lake for years. We’ve written about it, watched it rise, and shared every bit of insight we could. But here’s the latest and it’s a big one. Shorehaven, the very first phase of this transformative development, officially topped off in late 2024. That’s a major construction milestone. However, what many have been waiting for condos, are not part of this phase. And there’s still no official word on when condo buildings will break ground.

What Shorehaven Really Includes

Shorehaven isn’t a small addition. This is a 1.3 million square foot phase across 3.3 acres, made up of three towers. It features:

• 724 luxury apartments for rent
• Three levels of underground parking with over 840 spaces
• 750 bike parking slots
• 20,000 square feet of indoor amenities
• 30,000 square feet of outdoor amenities
• 26,000 square feet of retail and dining
• A two-acre Central Green park
• Pools, fitness centers, spas, coworking lounges, dog runs, and more
• High-end finishes throughout all residential units
• Located directly along Tempe Town Lake near Arizona State University

Yes, it’s stunning. Yes, it will redefine waterfront living in The Valley. But here’s the part that matters most to our clients, these are apartments, not condos.

Apartments, Not Condos

We want to be absolutely clear. These first three towers, just like the next one currently planned, are all rentals. Anyone who had hoped these initial buildings would include condominiums at South Pier now has the answer. They don’t.

Even if an announcement were made today that condos would be in a future phase, we are realistically looking at a 2 to 2.5 year timeline just for construction. Add time for design, permitting, presales, and financing, and we could be five years away from the completion of a condo building. In fact, we’ve seen another high-end development, The Parque in Scottsdale, announce that ground-breaking could be as far as seven years away (aka after 2030).

Why Updates Like This Matter

We’ve been following South Pier on our website for years. We’ve had over 100 people join our personal interest list here at Williams Luxury Homes. Why? Because the original developer announcement included luxury condos for sale. And because no one else, neither the developer nor other brokerages, are sharing meaningful updates. There’s nothing to sell yet, so most agents stay quiet. That’s not our style.

Our clients rely on us to cut through the noise. That’s why we’re the only brokerage we know of regularly putting this kind of insight online. Even when there’s nothing to sell. Even when there’s no commission on the table.

Ask yourself: Can I wait 2 to 5 years? If the answer is yes, stay on our list. You’ll be among the first to know if condo reservations ever open at South Pier.
