Costco & Marriott Set The Big Stage For Halo Vista’s First Wave

Big Halo Vista News

The first shovels at Halo Vista will carve out stores, hotels, and everyday spots that make a new community feel alive. Costco, Courtyard by Marriott, Residence Inn, and an auto mall are the first names tied to the 2,300-acre site surrounding TSMC’s north Phoenix campus.

This first phase turns an empty stretch of desert into a working hub. It brings early jobs, retail energy, and the first clear signal that Halo Vista’s long-term plan is moving from paper to pavement.

Quick Points

  • Costco, Marriott hotels, and auto mall confirmed

  • First projects at I-17 and Dove Valley Road

  • Amenities serve TSMC’s growing workforce

  • Infrastructure finished, builds start in 2026

  • Restaurant and retail pads already in talks

The Groundbreakers

Every master plan needs a heartbeat. Halo Vista’s first comes from its retail and hospitality core. Costco will serve as the district’s retail magnet, pulling daily traffic from across north Phoenix. Nearby, Courtyard by Marriott and Residence Inn will welcome business travelers, suppliers, and new employees as the area takes shape.

  • Costco anchors the first commercial block

  • Courtyard and Residence Inn next door

  • Auto mall adds jobs and service space

  • Pads set aside for restaurants and shops

  • Hotels handled by Common Bond Development Group

That mix builds early gravity for Halo Vista. A steady stream of customers, workers, and visitors will keep the area active long before the labs and housing open.

The Team Behind The Build

Mack Real Estate Group and McCourt Partners are leading the project together under Mack Halo Vista LLC. They purchased the land at a state auction for about $56 million, giving them full control of development rights for one of Arizona’s largest mixed-use sites.

Horizontal work is nearly done. Roads, drainage, utilities, and power are ready. The next step is vertical construction, which begins in early 2026.

  • 30 million square feet planned at full buildout

  • Mix of residential, industrial, and retail phases

  • Common Bond managing the hotel components

  • Restaurant discussions underway for the first pads

The strategy is simple. Build the daily life first, then the innovation. Get people shopping, staying, eating, and working. Everything else follows from that rhythm.

The Valley’s New Front Door

For The Valley, Halo Vista’s early lineup is a warm-up for the semiconductor boom shaping north Phoenix. Costco brings recognition and foot traffic. Marriott adds confidence in the market. The auto mall fills a practical need while nearby dining will draw regulars and visitors alike.

Together, these first anchors turn the idea of Halo Vista into something real. It’s not the glamorous phase, but it’s the one that sets the foundation for everything ahead.

When Costco opens and the first guests check in at Marriott, Halo Vista will stop being just a plan. It will be a living piece of The Valley’s next economic center.
