The Delay At Astra

Astra was supposed to break ground in 2025. That’s no longer the case. The developer is still working on financing, which means construction is now expected in 2026.

The pause comes while Downtown Phoenix is already seeing lots of new apartments hit the market. Vacancy rates are higher than usual, and new supply is piling up. Still, Astra is a project of a completely different scale.

The first tower will rise 44 stories and 541 feet tall. It will officially take the title of Arizona’s tallest building, beating out the Chase Tower. A second tower, planned at 34 stories, will rise alongside it.

What The Project Will Bring

Astra isn’t just about height. It’s a major mixed-use development that will change how people live and work downtown.

  • 700 residential units

  • 185,000 square feet of office space

  • 14,500 square feet for shops and restaurants

  • A 250-room hotel

  • 1,156 underground parking spots

Those top floors? They’ll offer some of the best views in The Valley.

Why It Matters

This project isn’t small. It’s one of the boldest downtown developments ever attempted. Delays happen with high-rises this big. It takes time, money, and patience. What matters is that the plans are still active, and when Astra rises, it’ll shift the Phoenix skyline forever.

Meanwhile, downtown has more than 2,600 new units under construction on top of the existing 8,000. That’s a lot of supply at once. It’s caused higher vacancies and longer lease-ups, but that’s temporary. Over time, demand usually catches back up.

The Bigger Picture

Look around and you’ll see cranes across The Valley. High-rises are going up faster than at any other point in the last couple of decades. Downtown Phoenix is changing from a place people once only worked into a true 24/7 neighborhood. Astra will play a big role in that.
