TSMC Signs On To NorthPark Rezoning Push
The land south of TSMC’s fab is heating up. Pulte Group and Taiwan Semiconductor Manufacturing Co. are pushing forward with a rezoning plan for 6,000 acres known as NorthPark. The proposal outlines housing, commercial districts, and preserved desert. At the heart of it is TSMC’s Innovation Core, a 900-acre section designed for future fabs and research.

A Planned City Inside The Valley
NorthPark spreads across what locals call Biscuit Flats. The design carves out separate districts for homes, employment, and preserved land. Schools, trails, and apartments sit next to commercial nodes. TSMC’s Innovation Core anchors the center, setting aside room for research, suppliers, and possible fab expansions.

The rezoning application has been filed with Phoenix. A city hearing will be scheduled, but the state land auction date has not yet been set.
Industrial Parks Build Momentum
North of NorthPark, Mack Real Estate is pushing forward on Mack Innovation Park Deer Valley. Financing of $89.25 million was arranged for Site C, which adds four completed industrial buildings. The entire project is planned for 2.6 million square feet once fully built.

Across Interstate 17, Vestar is working on Dove Valley Towne Center. The proposal covers 112 acres with hotels, retail, and fitness uses. The plan ties into the region’s push to provide services for workers, travelers, and new residents tied to semiconductor growth.
