5 Reasons to Say, “I Do” To That Second Home

You’ve been playing the Scottsdale vacation rental field for a while now – hopping from place to place, testing the waters to find just the right fit. And while there’s merit in exploring your options, we’re here with some loving advice: It’s time to settle down. It’s time to make the leap. It’s time to put a ring on it.

Scottsdale is projected to be the top housing market in the country for 2017-18, according to a recent report by Realtor.com. The real estate group expects local housing to see price gains of 5.9 percent and sales growth of 7.2 percent. Now is the perfect time to make a commitment and buy your Scottsdale vacation home. Here are just a few more benefits to buying:

It’s Just Like Home…But More Fun

The beauty of owning a second home is that you can stock it with all of your favorite creature comforts. It’s home, but without all of the baggage of everyday life. You’ll have a cozy and personal space to celebrate holidays and momentous occasions…an ace up your sleeve to easily draw family from around the country to you. Because, let’s be honest, who doesn’t want to spend a few sun-drenched winter or spring days in Scottsdale?

There Is Earning Potential

Renting out your second home when you’re not using it isn’t just a smart way to offset expenses; it can also be a good avenue for extra income. As one of the United States’ top vacation destinations, Scottsdale hosts a number of annual and special events, which bring in travelers from around the world who are looking for a place to stay. If you’d prefer not to handle the landlord duties, our property management experts at Williams Luxury Homes are ready to help. Let us do the work and earn you money while you’re away.

It’s A Fresh Start

Your second home is a blank canvas. It’s your chance to finally create that desert escape you’ve always longed for or that cool, midcentury modern space you just couldn’t pull off in everyday life. A second home can also offer a metaphorical fresh start. It’s an opportunity to clear your head in a destination that is beautiful, rejuvenating and inspiring.

Two Words: Taxable Deductions

For all vacation homeowners, mortgage interest and property taxes are deductible on the federal return, whether or not you rent out the property. But if you do decide to rent your home to other vacationers, you may also be able to deduct portions of rent, insurance, maintenance and possibly some utility costs.

It’s More Comfortable

When you own a vacation home, there’s no fighting for space at the pool, no loud hallway noises coming from other guests. You have more living space, better and personalized amenities, and much more of that relaxed, at-home experience. Your vacation home is all about you. It can be as lively or as laidback of a trip as you’d like it to be.

Carefree, AZ: Where the Living & Luxury is Easy

Carefree is a place where you can find the best of both worlds – the charm of a small town and the amenities of a master-planned community. With approximately 3,500 people residing in just 1,900 homes, the town’s 8 square miles boasts plenty of wide-open Sonoran Desert views.

Residents love Carefree because it’s not as densely populated as other parts of Greater Phoenix and so they’ll tell you that the air is cleaner, the traffic is lighter and the way-of-life is easier. Sure, the pace is slower in Carefree, but it’s far from boring. There is plenty to do in this pocket of the Valley of the Sun.

First, it’s nestled along Black Mountain, which means plenty of hiking, biking and outdoorsy activities. There is a 3.5-acre desert garden in downtown featuring rare specimen plants and cacti, Sunday spring concerts at Sanderson Lincoln Pavilion and a farmer’s market every Friday morning under the town’s iconic sundial. Plus, 20+ golf courses in the area make for endless tee-time opportunities.

The town of Carefree also hosts several special events throughout the year, including the Thunderbird Artists Fine Art Fair, Carefree Christmas Festival and the Enchanted Pumpkin Garden Exhibits.

One more benefit that Carefree locals enjoy over other Maricopa County residents is this: The Town of Carefree does not assess a town-specific real estate tax. This means that real estate taxes here are approximately half of what would be charged for an identical home in other Phoenix suburbs. Luxury just costs less in Carefree.

If you’re looking to move to this high desert enclave, consider our listing at 5700 E. Canyon Crossings Drive. Tucked into a highly sought-after gated community, the home comes with exceptional views of Black Mountain, a chef’s dream kitchen stocked with Viking appliances and a custom bar that looks out onto a resort-worthy backyard.

Outside, you’ll find a heated pool and Jacuzzi with a high-end, built-in barbecue and fire pit. If you’re a car collector, you’ll love the home’s air-conditioned 3-car garage.

Scottsdale Community Profile: Living the Lux Life in Silverleaf at DC Ranch

Inspired by the splendor of the Sonoran Desert, DC Ranch in Scottsdale is a 4,400-acre community that brings to life the beauty and authenticity of its natural environment. Living here quite literally puts nature at your doorstep.

The neighborhood is located adjacent to Scottsdale’s McDowell Sonoran Preserve, a protected desert sanctuary with 31 trails and 55 miles ripe for hiking, biking and climbing. Besides the go-your-own adventure opportunities, an onsite conservancy group leads geology lessons, tai chi classes and other wildlife experiences that further connect residents to the land and its history.

Nature devotees love DC Ranch, but so do foodies, sports aficionados and spa-goers. The community houses some of Scottsdale’s top restaurants – try Fleming’s for prime steaks, Grimaldi’s for brick-oven New York pizza and The Living Room for tasty tapas and wine – plus there are golf courses, tennis courts and 47 encompassing parks. And, DC Ranch Village Health Club & Spa provides plenty of pampering opportunities for some post-play R&R.

When it comes to finding the perfect home in DC Ranch, buyers are often looking for two things: An architectural style that effortlessly weaves into its sunny surroundings, and a home that puts them in the middle of the community action.

One of our top DC Ranch homes – 18983 N. 99th Street – checks both of those boxes. Part-Tuscan retreat, part desert hideaway, this sprawling 6,073-square-foot home is lushly landscaped and designed for that sought-after indoor/outdoor Scottsdale way of life.

Retractable glass sliding walls open up to a stunning backyard with a pool, outdoor kitchen and sweeping mountain views. Inside, the custom-designed space features 6 bedrooms, 7 bathrooms, vaulted ceilings and a carved stone fireplace. The home is a short walk from the McDowell Sonoran Preserve Gateway Trailhead and a part of Silverleaf, one of DC Ranch’s most prestigious enclaves.

Nestled into the desert highlands, Silverleaf’s 2,000 acres features a private, world-class 18-hole golf club and course designed by Tom Weiskopf. Its Mediterranean-style clubhouse hosts numerous social events throughout the year – wine dinners, dance lessons, and even foreign language and photography classes.

All of this, coupled with the fact that there are several bars and restaurants just minutes away, makes this an ideal home for buyers who are looking to live the DC Ranch lifestyle of luxury, convenience, and outdoor adventure.

Luxury Home Design Trends For 2017

The experts at Zillow, Houzz, HomeAdvisor and RESA released a list of 2017 home design trends. We’re featuring some of our favorite luxury home design looks, including some of our very own client’s listings that are right on-trend. Take a look below and let us know your thoughts.

Beige is Back

A beige-based neutral color palette creates a warm and welcoming vibe and is a versatile alternative to gray, which can sometimes be a little too dark.

Check Out this Silverleaf Stunner: 18983 N. 99th St. #3674, Scottsdale, AZ 85255

Go Green

It’s Pantone’s 2017 color of the year and can certainly make a big splash when it comes to home décor, but green isn’t a very universal hue. Instead of painting walls in the shade, work in some actual greenery with lush landscaping or decorative plants.

Check Out: 7127 E. Rancho Vista Dr. #1001, Scottsdale, AZ 85251

It’s OK to Be Vain

Vanities are all the rage in bathroom design trend; the more unique the better. Skip the cookie-cutter store-bought vanities and craft a customized piece from a chest of drawers, revamped file cabinet or vintage console.

Check Out: 7131 E. Rancho Vista Dr. #6007, Scottsdale, AZ 85251

Make Color Pop

Start with a neutral color palette and then add personality with saturated jewel tones – emerald green and sapphire blue are current designer favorites – in artwork, furniture or decorative pieces.

Check Out: 7151 E. Rancho Vista Dr. #6005, Scottsdale, AZ 85251 or how about this East Valley beauty located at 1645 W. Honeysuckle Lane, Chandler, AZ 85248

Marble Accents

If you’re looking for a chic alternative to tile surfaces, consider marble. Select shades of white and light gray for countertops, tables, flooring and even accessories like platters or vases.
