Atlanta-based PulteGroup is gearing up to transform 6,355 acres of undeveloped state trust land in north Phoenix into NorthPark, a massive master-planned community. This ambitious project will add nearly 20,000 homes and redefine the area south of the $65 billion Taiwan Semiconductor Manufacturing Co. (TSMC) plant. With its mix of residential, commercial, and recreational spaces, NorthPark is set to become a landmark development for the Greater Phoenix region.

A Closer Look At NorthPark’s Vision

PulteGroup’s plan for NorthPark goes far beyond just housing. This master-planned community will include single-family homes, apartments, and a host of amenities that cater to future residents, businesses, and nearby industries. While the state land auction date has yet to be announced, PulteGroup is already working with the City of Phoenix to secure zoning approvals.

Once completed, NorthPark will offer a “live, work, play” environment, seamlessly connecting residential neighborhoods with nearby industrial hubs like TSMC. Another huge master-planned community known as Halo Vista is also expected to be built just north of NorthPark.

Infrastructure Investments

PulteGroup is also addressing crucial infrastructure needs to support NorthPark’s growth.

All homes will adhere to EPA WaterSense Certification standards, emphasizing water-efficient fixtures and landscaping with native plants.

The development’s five key areas offer varied purposes to serve residents and industries.

1. Traditional Neighborhood (2,884 Acres)

This zone will host most of the residential homes, schools, and small commercial spaces.

2. Neighborhood Village (405 Acres)

Designed for higher-density living, this zone focuses on convenience and connectivity.

3. Community Core (445 Acres)

A commercial hub for retail, entertainment, and medical facilities.

4. Innovation Corridor (526 Acres)

A business park supporting local and regional commerce.

5. Natural Open Space (2,095 Acres)

Preserved land dedicated to recreation and environmental stewardship.
