Atlanta-based PulteGroup is gearing up to transform 6,355 acres of undeveloped state trust land in north Phoenix into NorthPark, a massive master-planned community. This ambitious project will add nearly 20,000 homes and redefine the area south of the $65 billion Taiwan Semiconductor Manufacturing Co. (TSMC) plant. Once completed, NorthPark will offer a “live, work, play” environment, seamlessly connecting residential neighborhoods with nearby industrial hubs like TSMC. Another huge master-planned community known as Halo Vista is also expected to be built just north of NorthPark.

Infrastructure Investments

PulteGroup is also addressing crucial infrastructure needs to support NorthPark’s growth.

• Water Supply: City of Phoenix to manage water service with sustainability-focused measures like reclaimed water use and recharge systems.
• Road Networks: Extensions for 51st Ave., 67th Ave., and Dixileta Dr. with six-lane roadways planned.

All homes will adhere to EPA WaterSense Certification standards, emphasizing water-efficient fixtures and landscaping with native plants.
